This Is What Being a Realtor Is All About

What is being a Realtor all about?  I was thinking about that today after having the pleasure of handing my buyer the keys to his new home.

So many plans for the future, and they all fit neatly into this beautiful home.  A warm, almost glowing kitchen where many dinners will be prepared and shared with friends and family.  A fireplace where comfort with a great book can be found on a chilly winter evening.   An office, so you can catch up on work without a commute to the office.  A studio, where you can explore the artist in you, whether it be the painter, the musician or the writer.

Outside, a park-like yard, perhaps the scene of  a future picnic table full of covered dishes and burgers from the BBQ and a crowd to enjoy them.  Maybe a tree swing, the kind that children always remember and smile.

The garage, where projects start and sometimes finish, precious relics of life are stored in cardboard boxes, and sometimes even where a car or two reside.

How many people can say their job is to help people make their dreams come true?  This is what being a Realtor is all about for me.

If you or someone you love and care about is looking for a gated 55+ community near the coast, consider what Pilgrim Creek Estates in Oceanside has to offer.

This community is located approximately 9 miles from the beach near the hills of Camp Pendleton.

Most of the 203 homes here are manufactured homes on permanent foundations making this a very affordable community offering homes ranging from approximately 1400-1900 sq ft. with current asking prices in the low $200.000s range.  Most of the homes have easily maintainable yards and a nice outside patio area.  These homes tend to have a little more space than many 55+ communities at this price point allowing for extras such as laundry rooms with lots of cabinets, spacious living rooms and dining rooms, walk-in closets, separate soaking tubs and showers in the master bath as well as double sinks.

On a recent visit here I was struck by how friendly the residents and the property staff are and how nice the grounds and facilities are.  Kaye, the property manager, tells me that one of the reasons that this community is so nice is because the involvement and input of the homeowners.

The clubhouse is beautiful and spacious enough to accommodate a variety of activities and is available for private functions by the homeowners for a small fee.  They have a stage, tables and chairs, a bar and a full kitchen.  The clubhouse also features a quiet library area, and a fitness room, and a billiards room.

Outside, homeowners will enjoy the pool, which is covered in the cooler part of the year.  A really nice feature is that the pool cover can be rolled back at the push of a button so that the pool can be enjoyed year-round.

There are currently 19 different activities that homeowners can join.  They have Bridge and Bunko and many other interests to choose from but the one that I found the most unique is called Pickle Ball.  This is a court game that combines elements of badminton and tennis and is an official game of the Senior Olympics.  To take a peek at how this game is played click the link here http://www.usapa.org/whatis_pball/video_promo.html

Does it Make Sense Today to Hire a Realtor When Buying or Selling Your Home?

We live in such a wonderful time.  The internet brings so much information to our fingertips.  Homebuyers are able to see homes on the market and market value information, like Zestimates, in a flash.  It is a benefit of the information age.  It makes many people wonder if today, they really need a professional to help them find the home of their dreams.

Interestingly enough, I think the answer to this is maybe even more so today than ever.  Why?  Because while it is true that there is more information available to us today, there is also more misinformation.

Well, I do not know if you have ever searched online for a home and after an hour or two decided that you have found just what you wanted.  You sent off an email only to find that it sold 6 months ago.

Maybe you are thinking of selling your home to upgrading to a larger home in order to take advantage of the fact that the lower prices often translate in to a larger proportional savings at a higher price point.  You have done research on-line to get an idea of the value of your property through the tools like Zestimates.  You calculated what you might then have to put down on the purchase of your new home.  You are ready to sell and decide to go it alone and put your home on the market without the help of a professional Realtor®.  You set your price based on the research you did on the internet.  Because the tools you used cannot take into consideration the personal nature of each property or the details of the transactions, it is not an accurate reflection of an individual property in the market conditions that exist today. The result is that you may not be priced to attract the ideal buyer for your property.  The consequence could be that your home languishes on the market and as a result, buyers may not even include your home on their list of viewings thinking that there must be something wrong with this home because it has been on the market so long.  In addition to strategic pricing, a Realtor® can draw on real estate marketing expertise and real estate network contacts to promote your home on the real estate market.

Having said that, I think that the internet is a wonderful place to start your journey of buying or selling a home.  I just believe that along the way it is important to find a professional Realtor® to work on your behalf to help guide you through the art of negotiating the right terms on the right property or with the right buyers to make your real estate goals a reality.

When You Deserve a Little Treat…Try This

Every once in a while you run into a special treat that you just feel like you have to share. Well, I ran into one of those recently when I visited the Vista Farmer’s Market. The sign that said Leroy’s Sweet Potato Shack caught my eye because I LOVE a good sweet potato pie. Lately, I have not had one that I would consider exceptional so I did not take one of the samples, happy to stay with memories of one of my favorite treats rather than chance being disappointed with something that did not live up to my anticipations.

I talked a little with the young man at the booth about the key lime cake, which he said was a favorite, and he shared the story of how Leroy, now 71, had a love of baking and had shared that love through baking for his church. Long story made short, Leroy was encouraged to create a bakery business so that he could share the love with everyone and Leroy’s Sweet Potato Shack was born. Bryan, the young man who runs the booth at the market, explained how I could order a whole pie and pick it up at the Farmer’s Market or at their Storefront in Oceanside. I asked for his card and he said he could just give me the number to put in my cell phone and when I wanted to order a pie just call with a 48 hour notice and they would bake one right up for me.

Well Thanksgiving rolled around and I decided it would be a good time to try out Leroy’s pie baking ability. I ordered a sweet potato pie and picked it up at the storefront. After Thanksgiving dinner, out came the pie and the moment of pie judgment. Pie judgment at my house can be a bit harsh as my mother made fabulous pie and as far as my husband is concerned pie equals love.

I am sure you know by now that the pie was great because I am writing about it. It was not too sweet, and not too heavy. The filling was light and fluffy with just the right amount of seasoning and sweet potato flavor. It was actually so good that I often drop by to pick up pie at the storefront in Oceanside and have gotten to know Bryan as more than a great baker. He also works to help young people in foster care to become successful independent adults. So, if you happen to need a little treat in your life I would definitely suggest that you stop by one of the Farmer’s Markets (times and places listed below) and try out a piece of cake, or pie, or cheesecake, or a cookie or two.

Oceana 55+ Community in Oceanside

If you or someone you love and care about is thinking about retirement or just scaling down as you move closer to retirement, you may want to explore one of the many Oceana neighborhoods in Oceanside .   These 55+ communities have so many positive qualities and have been selling at prices that offer lots of value.

Golf lovers will love that there are Oceana neighborhoods that are adjacent to the EMERALD ISLE GOLF COURSE.  This is a public course and offers a 25% discount on greens fees to residents of Oceana.

If golf is not your thing, there are multiple activities that are available through the clubhouse.  Meetings include groups with interests ranging from yoga, poker, gardening, even computers.  There seems to be an almost limitless list of different interests that can be pursued here.

Of course, joining groups is not for everyone and if a quiet, peaceful place to get away from it all is what you prefer you can find that here too.

Homes here have a variety of floor plans and many have large enclosed patio areas that can be enjoyed as outside sitting areas, or gardens.  The grounds are well manicured and there are flowers and greenbelt areas to enjoy.
