We live in such a wonderful time.  The internet brings so much information to our fingertips.  Homebuyers are able to see homes on the market and market value information, like Zestimates, in a flash.  It is a benefit of the information age.  It makes many people wonder if today, they really need a professional to help them find the home of their dreams.

Interestingly enough, I think the answer to this is maybe even more so today than ever.  Why?  Because while it is true that there is more information available to us today, there is also more misinformation.

Well, I do not know if you have ever searched online for a home and after an hour or two decided that you have found just what you wanted.  You sent off an email only to find that it sold 6 months ago.

Maybe you are thinking of selling your home to upgrading to a larger home in order to take advantage of the fact that the lower prices often translate in to a larger proportional savings at a higher price point.  You have done research on-line to get an idea of the value of your property through the tools like Zestimates.  You calculated what you might then have to put down on the purchase of your new home.  You are ready to sell and decide to go it alone and put your home on the market without the help of a professional Realtor®.  You set your price based on the research you did on the internet.  Because the tools you used cannot take into consideration the personal nature of each property or the details of the transactions, it is not an accurate reflection of an individual property in the market conditions that exist today. The result is that you may not be priced to attract the ideal buyer for your property.  The consequence could be that your home languishes on the market and as a result, buyers may not even include your home on their list of viewings thinking that there must be something wrong with this home because it has been on the market so long.  In addition to strategic pricing, a Realtor® can draw on real estate marketing expertise and real estate network contacts to promote your home on the real estate market.

Having said that, I think that the internet is a wonderful place to start your journey of buying or selling a home.  I just believe that along the way it is important to find a professional Realtor® to work on your behalf to help guide you through the art of negotiating the right terms on the right property or with the right buyers to make your real estate goals a reality.

 National Open House Week-End – April 28 & 29, 2012

If you have been thinking about making the move into your first new home, or upgrading to a larger home, or downsizing to a smaller home this week-end is a great opportunity to get out and see what could be your future home.

Many experts agree that right now the affordability of homes here in Southern California is at a very favorable level.  Prices are much more affordable than they have been and with the extremely low interest rates, this makes it a wonderful time to buy.

Take this home for example.  Built in 2000, it offers 3 bedrooms plus a loft, approx. 2,667 sq ft and a 3 car garage in the beautiful gated community of Willow Creek in Vista and it is priced at under $400,00.

This beautiful home has lots of natural light, an open floor plan and a large master.  It is move-in ready with new carpet and interior paint ans even has new sod in the back yard.  Located on a quiet cul-de-sac across from a small community park at 1557 Amber Creek Ct., Vista. CA .

If you are in the neighborhood Sat. April 28 of Sun. April 29th 1-4PM, please stop by.  If you can’t stop by the Open House but think this could be the perfect home for you, please call Karen at (619) 454-7959 to arrange a private showing.

See you in the neighborhood!

When You Deserve a Little Treat…Try This

In North San Diego County, Oceanside, San Diego County, Vista on February 29, 2012 at 8:41 am

Every once in a while you run into a special treat that you just feel like you have to share. Well, I ran into one of those recently when I visited the Vista Farmer’s Market. The sign that said Leroy’s Sweet Potato Shack caught my eye because I LOVE a good sweet potato pie. Lately, I have not had one that I would consider exceptional so I did not take one of the samples, happy to stay with memories of one of my favorite treats rather than chance being disappointed with something that did not live up to my anticipations.

I talked a little with the young man at the booth about the key lime cake, which he said was a favorite, and he shared the story of how Leroy, now 71, had a love of baking and had shared that love through baking for his church. Long story made short, Leroy was encouraged to create a bakery business so that he could share the love with everyone and Leroy’s Sweet Potato Shack was born. Bryan, the young man who runs the booth at the market, explained how I could order a whole pie and pick it up at the Farmer’s Market or at their Storefront in Oceanside. I asked for his card and he said he could just give me the number to put in my cell phone and when I wanted to order a pie just call with a 48 hour notice and they would bake one right up for me.

Well Thanksgiving rolled around and I decided it would be a good time to try out Leroy’s pie baking ability. I ordered a sweet potato pie and picked it up at the storefront. After Thanksgiving dinner, out came the pie and the moment of pie judgment. Pie judgment at my house can be a bit harsh as my mother made fabulous pie and as far as my husband is concerned pie equals love.

I am sure you know by now that the pie was great because I am writing about it. It was not too sweet, and not too heavy. The filling was light and fluffy with just the right amount of seasoning and sweet potato flavor. It was actually so good that I often drop by to pick up pie at the storefront in Oceanside and have gotten to know Bryan as more than a great baker. He also works to help young people in foster care to become successful independent adults. So, if you happen to need a little treat in your life I would definitely suggest that you stop by one of the Farmer’s Markets (times and places listed below) and try out a piece of cake, or pie, or cheesecake, or a cookie or two.

Neighborhood is Little Gem in Vista

In CA, Real Estate, San Diego County, Uncategorized on January 31, 2012 at 12:08 am

Last week I held an open house in a neighborhood that really impressed me. Yes, it was beautiful. The sun was shining, the birds were singing, and there was a peaceful feeling as I looked over the golfers enjoying the day on the golf course that this home overlooked. Yes, the price was affordable, not something that a first time home buyer could only dream of attaining. But there was something else that made this community stand out to me. It was the people.
As I was placing my signs, I met people walking their dogs. They were friendly and asked who was selling, like they knew and cared about their neighbors.
When I opened the doors, there was a steady flow of people stopping by to see this home. Some were neighbors, some of those were neighbors who currently rented in the area and really wanted to buy there. They told me about the strong feeling of community they felt in this neighborhood. Some were from out of town, they told me that they had been looking for a quiet place to retire where they felt comfortable having their grandchildren over.
This particular home was not too large, 2 bedroom, 2 bath, 2 car attached garage with a fireplace and sliders to the covered patio backing to the golf course. I could see myself sitting on the patio in the morning, enjoying a cappuccino and a little cantaloupe while catching up with my correspondence and enjoying the beautiful green with its trees, and birds soaking in the sun. Surprisingly this is priced under $300,000.
If this type of home sounds perfect for you or for someone that you know and care about please do not hesitate to contact me. I love working to help make your real estate dreams come true.

See you in the neighborhood!
