Does it Make Sense Today to Hire a Realtor When Buying or Selling Your Home?

We live in such a wonderful time.  The internet brings so much information to our fingertips.  Homebuyers are able to see homes on the market and market value information, like Zestimates, in a flash.  It is a benefit of the information age.  It makes many people wonder if today, they really need a professional to help them find the home of their dreams.

Interestingly enough, I think the answer to this is maybe even more so today than ever.  Why?  Because while it is true that there is more information available to us today, there is also more misinformation.

Well, I do not know if you have ever searched online for a home and after an hour or two decided that you have found just what you wanted.  You sent off an email only to find that it sold 6 months ago.

Maybe you are thinking of selling your home to upgrading to a larger home in order to take advantage of the fact that the lower prices often translate in to a larger proportional savings at a higher price point.  You have done research on-line to get an idea of the value of your property through the tools like Zestimates.  You calculated what you might then have to put down on the purchase of your new home.  You are ready to sell and decide to go it alone and put your home on the market without the help of a professional Realtor®.  You set your price based on the research you did on the internet.  Because the tools you used cannot take into consideration the personal nature of each property or the details of the transactions, it is not an accurate reflection of an individual property in the market conditions that exist today. The result is that you may not be priced to attract the ideal buyer for your property.  The consequence could be that your home languishes on the market and as a result, buyers may not even include your home on their list of viewings thinking that there must be something wrong with this home because it has been on the market so long.  In addition to strategic pricing, a Realtor® can draw on real estate marketing expertise and real estate network contacts to promote your home on the real estate market.

Having said that, I think that the internet is a wonderful place to start your journey of buying or selling a home.  I just believe that along the way it is important to find a professional Realtor® to work on your behalf to help guide you through the art of negotiating the right terms on the right property or with the right buyers to make your real estate goals a reality.

Oceana 55+ Community in Oceanside

If you or someone you love and care about is thinking about retirement or just scaling down as you move closer to retirement, you may want to explore one of the many Oceana neighborhoods in Oceanside .   These 55+ communities have so many positive qualities and have been selling at prices that offer lots of value.

Golf lovers will love that there are Oceana neighborhoods that are adjacent to the EMERALD ISLE GOLF COURSE.  This is a public course and offers a 25% discount on greens fees to residents of Oceana.

If golf is not your thing, there are multiple activities that are available through the clubhouse.  Meetings include groups with interests ranging from yoga, poker, gardening, even computers.  There seems to be an almost limitless list of different interests that can be pursued here.

Of course, joining groups is not for everyone and if a quiet, peaceful place to get away from it all is what you prefer you can find that here too.

Homes here have a variety of floor plans and many have large enclosed patio areas that can be enjoyed as outside sitting areas, or gardens.  The grounds are well manicured and there are flowers and greenbelt areas to enjoy.
